Frequently asked questions

A second set of eyes on your disclosures.

Disclosure packages are long and detailed, and unclear details can turn into disputes after closing.

Will having House Owl review documents turn into legal advice?

No. House Owl isn't a law firm. We review your disclosures and transaction documents for inconsistencies and red flags, then walk your client through what we found in plain English on a recorded Zoom, and you're invited to join. This is document review only, not legal review, and legal questions still go to your client's own attorney. The result: clients who understand their documents before they sign.

Does House Owl carry E&O insurance?

House Owl carries its own errors and omissions (E&O) insurance for its document reviews. Your duty to inspect and disclose stays with you. A House Owl review is an independent second read, and the walkthrough is saved as a video recording. It doesn't replace your duties, legal advice or inspections.

Who is responsible for the transaction if House Owl reviews it?

You and your brokerage stay responsible, just as before. House Owl doesn't take over anyone's duties, and your own duties stay with you. We give you an independent second read of your disclosures and transaction documents, documented in writing, so questions can go to the right professional.

Does a review change my duty to disclose or inspect?

No. Your duty to inspect and disclose stays with you. House Owl doesn't fill out or answer disclosures for you or your client. A House Owl review doesn't replace your own review. We flag inconsistencies and red flags early, so questions can go to the right professional.

Our TC already handles the documents. How is this different?

Your TC checks that the documents are in the file. We are not transaction coordinators. We look at what your disclosures and transaction documents say and walk your client through what we found, and you're invited to join, so you can close with more confidence.

What does House Owl do, and what doesn't it do?

We review your disclosures and transaction documents for inconsistencies and red flags, then walk your client through what we found on a recorded Zoom call, and you're invited to join. We're not inspectors, attorneys, appraisers or brokers. We are not transaction coordinators. We don't replace your own inspection or review; we flag what deserves a closer look so you know when to bring in the right pro. We can send a quick recap after the review, and if something needs your attention, we reach out to you directly.

How much does a review cost?

$995 per side, paid at close of escrow, with nothing up front. See our Terms and Conditions at https://www.myhouseowl.com/terms-and-conditions for full details.

Are the walkthrough calls recorded?

Yes. Every review call is held and recorded on Zoom, and Zoom shows everyone a notice that the call is being recorded. If you don't want to be recorded, tell us or leave the call. We share a recording only with your client and you, their agent, on the transaction, we don't use review-call recordings for marketing, and we keep them for 7 years from the close of escrow, or 7 years from the call recording date if escrow doesn't close, as described in our Privacy Policy. Recordings are available to clients on request.

How do I get started?

Book Your Review: send the New Escrow or New Listing email to Jason@myhouseowl.com, or book a free 30-minute Learn More call. We review your disclosures and transaction documents for inconsistencies and red flags, then your client gets a recorded Zoom walkthrough of what we found (you're invited to join), so you and your client can close with more confidence.

When are calls available?

Calls run 7 days a week (excluding major holidays), until 9pm Pacific.

Does House Owl offer training for brokerages?

Yes. Jason Piske has worked in California real estate since 2016 and offers disclosure-risk training to brokerages. Training is offered online anywhere in California, or in person in Southern California. Sessions run 30 to 45 minutes, at $395 flat for a small team (up to 15 agents) or $595 flat for a larger office or a deeper single-topic session. In-person sessions may add a travel fee, which goes on the same training invoice. No deposit is required. See our Services page for details.

Is a review a guarantee?

No. A review is a second set of eyes on your disclosures, not a guarantee of any result. It's document review only, not legal advice. We flag inconsistencies and red flags for you and your client to follow up on before anyone signs. It doesn't replace your duties, legal advice or inspections.

Ready when you are: Book Your Review. Send the New Escrow or New Listing email to Jason@myhouseowl.com, or book a free 30-minute Learn More call.

General information, not legal advice. House Owl is an independent document review service, not a law firm, real estate brokerage or home inspector.
