Our Services

House Owl logo

House Owl is an independent disclosure review and risk management service for California residential transactions, retained by the agent. We also offer broker risk-management training.

Many transactions come with a long stack of documents, and HOA properties add more. That's where we come in.

Disclosure Review - Buyer Side

Who it's for: buyer's agents and their buyers in California residential transactions.

What's included: we review the transaction documents and go over them with your buyer on recorded video calls before they sign. We're the extra set of eyes on the paperwork. Every transaction is different, so we don't quote a set turnaround time.

Fee: $995, paid at close of escrow, with nothing up front.

How to book: There's no booking link and no forms. Your New Escrow email is the booking. Send it (or cc us) to Jason@myhouseowl.com and list House Owl / Jason Piske as your Buyer Risk Manager. No escrow number yet? No problem, it can follow. Buyers: we're retained by your agent, so the booking comes from them.

Disclosure Review - Seller Side

Who it's for: listing agents and their sellers in California residential transactions.

What's included: we meet your seller on a recorded video call while they complete their disclosures. They share their screen, we explain what each question is asking, and we help make sure nothing gets missed. The answers are always theirs.

Fee: $995, paid at close of escrow, with nothing up front.

How to book: There's no booking link and no forms. Your New Escrow or New Listing email is the booking. Send it (or cc us) to Jason@myhouseowl.com and list House Owl / Jason Piske as your Seller/Listing Risk Manager. Sellers: we're retained by your agent, so the booking comes from them.

Scheduling (buyer and seller side): Calls run 7 days a week (excluding major holidays), until 9pm Pacific.

Risk-management training for teams and brokerages

Who it's for: California agents, teams and brokerages. Online sessions are offered statewide; in-person sessions cover Southern California for now.

Format: online, a one-to-one session on request, held on Zoom; in person, held during your team meeting. Sessions run 30 to 45 minutes.

What's included: California disclosure documents, title reports, HOA documents, leased items, natural hazard disclosures and supplemental property tax. You'll cover what to look for, how to ask better questions, and who to ask.

Pricing:
Small team (up to 15 agents): $395 flat.
Larger office, or a deeper single-topic session: $595 flat.
Same price whether virtual or in person.

In-person travel fee: in-person training covers Southern California only for now (San Diego, Imperial, Riverside, San Bernardino, Orange, Los Angeles and Ventura counties). The fee is based on Google Maps one-way driving distance from our home base in Surprise, Arizona, and we confirm it when you book:
$100 flat for over 100 miles, up to and including 250 miles.
$250 flat for over 250 miles, up to and including 500 miles.

Terms: invoiced in advance once booked, with payment due at time of service. Payment is made by check, wire transfer, or Zelle, using the payment details on the House Owl invoice. Any travel fee is included on the same advance Training invoice. Full terms: Terms & Conditions.

Cancellation: If you cancel an in-person session less than 48 hours before its start time, the fee is 50% of the session price. If you cancel the same day or don't show, it's 100%. Either way, any non-refundable hotel or airfare is added at actual cost. We invoice any cancellation fee after you cancel, and it's due within 10 days. Online sessions have no cancellation fee, however late you cancel. If we cancel, you owe nothing.

Rescheduling: You can reschedule once without a cancellation fee, even less than 48 hours before the start, as long as you rebook for a date within 60 days of the original session date. If hotel or airfare already booked for the session can't be changed without penalty, you pay those change fees or non-refundable costs at actual cost. A second reschedule, or a new date more than 60 days after the original, counts as a cancellation, and the fees above apply.

How to book:
In person: grab a time at /book-online.
Online: book on request for a one-to-one session on Zoom at /book-online.

What we don't do

We're not attorneys and don't give legal advice. We're not your agent, broker or transaction coordinator. We don't tell sellers how to answer disclosures, and we don't guarantee outcomes. For legal questions, a qualified real estate attorney is the right call. For questions about a property's condition, talk to a qualified home inspector or the appropriate licensed professional (such as a contractor, engineer or pest inspector).

General information, not legal advice. House Owl isn't a law firm, a real estate agent or broker, or a home inspector.
